Residential development land wanted in Greater London
We want to hear from owners of residential development land in Greater London. There is nothing to pay us, and you are under no obligation.

The residential development land that interests us around Greater London
Outer London, from Romford and Bexley to Uxbridge, Barnet, Croydon and Sutton, contains most of the capital's remaining land opportunities. Around the edge, the Metropolitan Green Belt and Metropolitan Open Land protect open space, and a small part of the Kent Downs National Landscape lies in the south-east. Sites usually come forward as small infill plots, garage courts, backland, former commercial buildings and occasional grey belt land on the urban fringe.
- Land next to or within an existing town, village or suburb
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
London planning is shaped by both the London Plan and borough plans, with higher densities expected near stations and town centres. Small sites, including garden land, yards and redundant commercial premises close to Underground, Overground, Elizabeth line or national rail stations, are the most common route to new homes in the outer areas.
Before we make an offer in Greater London
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Some land in Greater London is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Parts of Greater London fall within Kent Downs National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Your questions answered
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Will you tell me if you think the land is not suitable?
Yes. If we think the site has no realistic route to homes we will say so and, where we can, explain why.
Do you buy residential development land in Greater London?
Yes. We buy residential development land in Greater London and throughout Greater London, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Can an agent introduce land in Greater London to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
