What residential development land we want near Hertfordshire

Hertfordshire is a county of medium-sized towns, including Watford, Hemel Hempstead, Stevenage, St Albans, Welwyn Garden City, Hatfield and Hitchin, with many villages between them. Most of the county lies within the Metropolitan Green Belt and the Chilterns National Landscape covers the west, so grey belt, previously developed land and infill sites are especially important. Larger growth is usually planned as urban extensions and new communities through local plans.

  • Land next to or within an existing town, village or suburb
  • Sites with a road frontage or a clear route to one
  • Single plots, small sites, medium sites and larger strategic land
  • Freehold land where the owner (or all the owners) can sell

The M1, A1(M), M25 and several commuter rail lines into London make many Hertfordshire villages well connected to stations, which revised English planning policy treats as a factor in favour of development. Former employment sites, garages, yards and paddocks on town edges are common sources of smaller housing land.

Before we make an offer in Hertfordshire

Access

A safe vehicle access with adequate visibility is often the single biggest make-or-break item.

Flood risk

We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.

Development plan position

Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.

The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.

The Planning and Infrastructure Act 2025 introduced Environmental Delivery Plans and a Nature Restoration Levy in England, which over time may offer an alternative to site-by-site mitigation for some environmental issues.

Some land in Hertfordshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.

Parts of Hertfordshire fall within Chilterns National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Residential development land in Hertfordshire: common questions

Does my land need planning permission before you will look at it?

No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.

How small a site do you consider?

We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.

Do you buy residential development land in Hertfordshire?

Yes. We buy residential development land in Hertfordshire and throughout Hertfordshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.

Which planning rules apply to land in Hertfordshire?

As Hertfordshire is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
