Our land requirements
We buy land in England and Wales that has, or could realistically get, planning permission for new homes. Any size, from a single plot to 50+ homes, with or without planning.
What are our land requirements?
There is no minimum or maximum site size. The table below summarises what we look for; it is a guide, not a checklist every site must pass.
| Requirement | What we look for |
|---|---|
| Location | England and Wales. Land in or next to a town, village or suburb, or close to a railway station or good bus routes. |
| Site size | Any: single plots, small sites (about 1 to 9 homes), medium sites (10 to 49 homes) and strategic land (50+ homes). |
| Planning status | With or without permission, including allocated land, land in a call for sites, and sites with lapsed or refused applications. |
| Land types | Greenfield, brownfield, infill, gardens and backland, garage courts, commercial land, redundant buildings and barns. See all land types. |
| Access | A road frontage or a realistic route to a safe access. |
| Flood risk | Land outside the highest flood-risk areas, or where flooding affects only part of the site. |
| Ownership | Freehold land where the owner or owners can sell; we can work with tenancies, leases and multiple owners. |
What sites do we usually decline?
We are unlikely to proceed where there is no realistic access, where the land lies wholly in the highest flood-risk zone, where it sits within a protected landscape with no development potential, or where the land cannot be sold because of title problems that cannot be resolved. We will still tell you why.
Do you buy land with tenants or other occupiers?
Yes. Agricultural tenancies, grazing licences, commercial leases and garage licences can usually be dealt with. The type of agreement affects timing, so tell us about it early.
Do you buy part of a holding?
Yes. We can buy part of a larger holding, with access, boundaries and services agreed so the land you keep works for you.
Questions
Is there a minimum or maximum site size?
No. We look at single building plots through to land for 50 or more homes.
How much will you pay for my land?
Every site is valued individually, based on what could be built, the costs and the planning position. We put any offer in writing and explain how we reached it.
Do I have to pay you anything?
No. Our appraisal is free and we never charge landowners a fee. On option agreements we also pay your reasonable legal costs, up to a cap agreed in the heads of terms. Under options and joint ventures, agreed planning and promotion costs may be recovered from the price or proceeds; any recovery is capped and set out in the heads of terms.
