Residential development land wanted in Hornchurch
Development Land Wanted buys residential development land in Hornchurch and right across England and Wales. Owners and agents are both welcome.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

Is your land in Hornchurch the kind we want?
In and around Hornchurch we are interested in land that sits naturally alongside existing streets, where new homes would read as part of the place. Hornchurch lies about 15 miles east of central London in Greater London. We also cover Upminster, Romford, Dagenham and the villages between them.
- Land next to or within an existing town, village or suburb
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
Outer London, from Romford and Bexley to Uxbridge, Barnet, Croydon and Sutton, contains most of the capital's remaining land opportunities. Around the edge, the Metropolitan Green Belt and Metropolitan Open Land protect open space, and a small part of the Kent Downs National Landscape lies in the south-east. Sites usually come forward as small infill plots, garage courts, backland, former commercial buildings and occasional grey belt land on the urban fringe.
Checks we make on residential development land in Hornchurch
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
Parts of Greater London are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 113 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
Will you tell me if you think the land is not suitable?
Yes. If we think the site has no realistic route to homes we will say so and, where we can, explain why.
Can an agent introduce land in Hornchurch to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Which planning rules apply to land in Hornchurch?
As Hornchurch is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
