Introducers

Agents and introducers

Send us sites with the owner's consent. Fees agreed in writing up front and disclosed to the owner.

We welcome development land introduced by estate agents, land agents, land finders, planning consultants and architects. Introducer fees are agreed in a written agreement before details are shared, paid only on completion, and disclosed to the landowner.

Can I introduce a site to Development Land Wanted?

Yes. We welcome sites from estate agents, land agents, land finders, planning consultants and architects. Because introducers often act for, or advise, the landowner, we keep our arrangements simple and transparent.

How do introducer fees work?

  • Agreed in writing first. If you want a fee, we agree it in a written introducer agreement before you share the site's details. We do not publish a standard percentage.
  • Paid on completion only. Fees are paid only if we complete the purchase of the site you introduced.
  • Disclosed to and agreed by the owner. If you act for or advise the landowner, you must tell them in writing about any fee from us, including the amount, and have their agreement before they agree terms. We will also confirm the fee to the landowner in writing, and we pay it only once the owner has confirmed to us in writing that they know about it.
  • First introduction. We record each introduction when we receive it and will tell you promptly if we already know about the site from another source.

What do you need from me?

  • Confirmation that you have the owner's permission to share the site and their details with us.
  • The site location, a plan if available, and what you know about planning history, access and tenure.
  • Your relationship to the owner (for example, appointed agent, adviser or finder).
  • Where you carry out estate agency work, confirmation that you are supervised for anti-money-laundering purposes (by HMRC or your professional body).

What rules apply to agents?

Estate agents acting for a seller must declare personal interests and financial benefits connected with a sale. The Estate Agents Act 1979 and guidance from the National Trading Standards Estate and Letting Agency Team require written disclosure to clients, and undisclosed arrangements can breach consumer protection law. An agent who acts for the seller should not take a payment from the buyer without the client's informed agreement. Professional bodies have their own rules on referral payments and conflicts.

We will never pay or offer anything to anyone in a position to influence a planning decision, and we comply with the Bribery Act 2010.
