Barns and rural buildings wanted in Kent
If you own barns and rural buildings in or around Kent, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
A redundant barn, stable block or yard can have residential potential. Traditional buildings often suit conversion, while modern steel barns may qualify for permitted development in England. We assess the building, access and planning route before proposing a deal.

What barns and rural buildings we want near Kent
Kent ranges from the Medway towns, Dartford and Gravesend on the Thames to Maidstone, Ashford, Canterbury, Tunbridge Wells and the coastal towns of Margate, Ramsgate, Folkestone and Dover. West Kent is largely Metropolitan Green Belt, while the Kent Downs and High Weald National Landscapes cover much of the countryside. Sites typically include edge-of-town fields, orchards and farmland, farm buildings, infill plots and brownfield land in the towns.
- Traditional brick or stone barns
- Stable blocks, workshops and rural yards
- Farmyards with several buildings
- Buildings with or without an existing consent
Nutrient neutrality advice has affected the Stour catchment around Canterbury and Ashford because of the protected Stodmarsh wetlands. High Speed 1 stations and the M2, M20 and A2 corridors are a focus for growth, while coastal flood risk matters on the Thames and Swale estuaries and Romney Marsh.
What decides whether a site in Kent works
Planning route
In England, Class Q prior approval may apply to agricultural buildings; in Wales, a full application is usually needed.
Protected landscapes
National Parks and National Landscapes can restrict permitted development and design.
Access and services
Rural buildings often need new access, drainage and power.
Where an English council cannot show a five-year supply of housing land, or its Housing Delivery Test result falls below 75%, the August 2026 NPPF can give policy support to suitable housing outside settlement boundaries.
In England, a planning permission normally has to be implemented within three years unless the council sets a different period, and councils aim to decide minor applications within eight weeks and major ones within thirteen.
Some land in Kent is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Parts of Kent fall within Kent Downs National Landscape and High Weald National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Your questions answered
Does Class Q apply in Wales?
No. Class Q is part of the permitted development rules for England. In Wales, barn conversions generally need a full planning application.
We still use some of the buildings. Can we sell just part of the yard?
Yes. We can look at selling some buildings and keeping others, with access and boundaries agreed.
Can an agent introduce land in Kent to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
How quickly can you look at a site in Kent?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
