Strategic land wanted in West Sussex
We want to hear from owners of strategic land in West Sussex. There is nothing to pay us, and you are under no obligation.
If you own a large parcel next to a town or village, it could be strategic land. These sites need patience, evidence and a clear plan for infrastructure, and we discuss realistic timescales from the outset.

Is your land in West Sussex the kind we want?
West Sussex includes Crawley, Horsham, Haywards Heath, Burgess Hill, East Grinstead and Chichester and the coastal towns of Worthing, Bognor Regis, Littlehampton, Shoreham-by-Sea and Lancing. It has only a very small area of Green Belt on the Surrey border, but the South Downs National Park and the High Weald and Chichester Harbour National Landscapes cover large parts. Typical sites include edge-of-town fields, farm buildings, infill plots and urban brownfield land.
- Land near railway stations or good bus routes
- Holdings where neighbouring owners may collaborate
- Land with more than one possible access point
- Sites already being considered by the council
Water neutrality advice that held up many schemes around Crawley, Horsham and Chichester was withdrawn from 1 November 2025, though water efficiency remains important. Chichester Harbour and the coastal plain bring flood risk and mitigation considerations, while the Brighton Main Line and A23 corridor focus growth around Crawley and Burgess Hill.
What usually makes or breaks it
Local plan timing
Strategic sites usually move with the plan cycle, so we look at where the council is in its review.
Infrastructure
Schools, roads, drainage and power capacity shape what a large site must provide.
Promotion costs
Technical studies and plan representations cost money; under an option we pay them up front, and any recovery from the price is capped in the heads of terms.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
The Planning and Infrastructure Act 2025 introduced Environmental Delivery Plans and a Nature Restoration Levy in England, which over time may offer an alternative to site-by-site mitigation for some environmental issues.
Some land in West Sussex is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Parts of West Sussex fall within South Downs National Park, High Weald National Landscape and Chichester Harbour National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Strategic land in West Sussex: common questions
Do I need to do anything while the land is promoted?
Usually very little beyond signing representations and allowing surveys. You normally keep using the land.
What if my neighbours own part of the best site?
We can help bring owners together under an equalisation arrangement so value is shared fairly, whoever ends up with the roads or open space.
Do you buy strategic land in West Sussex?
Yes. We buy strategic land in West Sussex and throughout West Sussex, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Which planning rules apply to land in West Sussex?
As West Sussex is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
