Land without planning permission wanted in March
If you own land without planning permission in or around March, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
If your land has never had planning permission, it can still be development land. We check whether housing is credible under current policy and, where it is, propose a deal that shares out the planning risk fairly.

Is your land in March the kind we want?
Near March, land without planning is worth discussing where it adjoins existing homes or has been put forward to the council's plan. March lies about 24 miles north of Cambridge in Cambridgeshire. We also cover Wisbech, Ely, Downham Market and the villages between them.
- Fields and paddocks next to existing settlements
- Land the owner has put forward to a local plan or call for sites
- Plots within towns and villages that have never been built on
- Land of any size, including single plots
Water supply and wastewater capacity have been recurring issues for growth around Cambridge, and Fenland sites usually need careful flood risk evidence. Away from the city, small sites on the edges of villages and market towns along the A14, A10 and A1 corridors are a common source of new housing land.
What decides whether a site in March works
Who pays for planning
Applications, surveys and reports cost money; on conditional and option deals we normally pay for them up front, and any costs deducted from the price are agreed and capped.
Timescale
Getting permission can take months or years; we are honest about that from the start.
Access and highways
Without a safe access, even well-located land is unlikely to get consent.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
Some land in Cambridgeshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Our base is in Great Barr, Birmingham, about 84 miles away, and we buy land throughout England and Wales.

Questions owners in March ask
Who pays for the planning application?
On a subject-to-planning contract or an option agreement, we normally pay for the application and the reports that go with it. Under an option, agreed costs may later be deducted from the price; any deduction is capped and set out in the heads of terms.
Do you buy land with no planning outright?
Sometimes. If we are confident about the planning route we can buy outright, which gives you certainty sooner but reflects the risk we take on.
Is March too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 84 miles from March, and we look at land right across England and Wales.
Can an agent introduce land in March to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
