Wanted in March

Residential development land wanted in March

We are actively looking for residential development land in March and the surrounding area, with or without planning permission.

Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

Residential development land we are looking for in March

Around March, the residential land that tends to work is close to existing homes, shops and transport rather than out on its own. Sitting about 24 miles north of Cambridge, March is within Cambridgeshire, with Wisbech and Ely close by.

  • Sites with a road frontage or a clear route to one
  • Land outside the highest flood risk zones, or where flood risk only affects part of the site
  • Sites with or without planning permission, including land promoted in a local plan
  • Single plots, small sites, medium sites and larger strategic land

Cambridgeshire combines the fast-growing Cambridge area and Peterborough with Fenland market towns such as Wisbech, March and Ely and the towns of St Neots, Huntingdon and St Ives. A Green Belt surrounds Cambridge, while much of the north lies in the low-lying Fens, where flood zone status is often the deciding factor. Typical sites include edge-of-village land, former agricultural yards and larger strategic land promoted for new communities.

Checks we make on residential development land in March

Flood risk

We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.

Development plan position

Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.

Utilities and drainage

Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.

The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.

Some land in Cambridgeshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.

Our base is in Great Barr, Birmingham, about 84 miles away, and we buy land throughout England and Wales.

Residential development land in March: common questions

Does my land need planning permission before you will look at it?

No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.

Can I sell part of my land and keep the rest?

Often, yes. We can look at selling an agreed area, with access and boundaries set out so the land you keep is not left landlocked.

Do you buy residential development land in March?

Yes. We buy residential development land in March and throughout Cambridgeshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.

Do I need to pay anything to have land in March assessed?

No. Our appraisal is free and there is no obligation to sell to us.
