Garden and backland plots wanted in March
Development Land Wanted buys garden and backland plots in March and right across England and Wales. Owners and agents are both welcome.
Garden and backland development means building new homes on land behind existing houses. It works best where there is a safe access and enough space to avoid overlooking. We buy single large gardens and assemble neighbouring gardens where owners agree.

The garden and backland plots that interests us around March
In parts of March with long gardens or rear lanes, backland plots can work well if the access is wide enough and neighbours are treated fairly. March lies about 24 miles north of Cambridge in Cambridgeshire. We also cover Wisbech, Ely, Downham Market and the villages between them.
- Long rear gardens backing onto a lane, road or track
- Several neighbouring gardens that could be combined
- Land behind houses with an existing drive or gap for access
- Sites with or without previous applications
Cambridgeshire combines the fast-growing Cambridge area and Peterborough with Fenland market towns such as Wisbech, March and Ely and the towns of St Neots, Huntingdon and St Ives. A Green Belt surrounds Cambridge, while much of the north lies in the low-lying Fens, where flood zone status is often the deciding factor. Typical sites include edge-of-village land, former agricultural yards and larger strategic land promoted for new communities.
What decides whether a site in March works
Access width
The drive or road into the plot must be safe for cars, bins and emergency vehicles.
Local garden policy
Some councils resist garden development; others support it where character is respected.
Mortgage consent
If your home is mortgaged, the lender will usually need to release the garden land.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
Though we are based in Birmingham (roughly 84 miles away), distance is no barrier: we look at land across England and Wales.

It can, and the effect varies. We plan the boundary and access to protect your home, and you should take independent advice on the overall position.
Do I pay tax on selling garden land?
Tax depends on your circumstances, including how much land you have and how it has been used. Speak to a tax adviser before you agree terms.

Yes. We buy garden and backland plots in March and throughout Cambridgeshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Which planning rules apply to land in March?
As March is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
