Residential development land wanted in Cambridge
If you own residential development land in or around Cambridge, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
If a piece of land could hold new houses or flats, it counts as residential development land. That might be a paddock on the edge of a village, a yard in a town, or a field next to an existing estate. We assess each one on its own merits and say plainly what we think.

The residential development land that interests us around Cambridge
Around Cambridge, the residential land that tends to work is close to existing homes, shops and transport rather than out on its own. As the county town of Cambridgeshire, Cambridge anchors the area we cover here, along with Royston, St Ives and Newmarket.
- Sites with a road frontage or a clear route to one
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
Water supply and wastewater capacity have been recurring issues for growth around Cambridge, and Fenland sites usually need careful flood risk evidence. Away from the city, small sites on the edges of villages and market towns along the A14, A10 and A1 corridors are a common source of new housing land.
What decides whether a site in Cambridge works
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
Parts of Cambridgeshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 89 miles away), distance is no barrier: we look at land across England and Wales.

Frequently asked in Cambridgeshire
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
Can I sell part of my land and keep the rest?
Often, yes. We can look at selling an agreed area, with access and boundaries set out so the land you keep is not left landlocked.
Do you buy residential development land in Cambridge?
Yes. We buy residential development land in Cambridge and throughout Cambridgeshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Do I need to pay anything to have land in Cambridge assessed?
No. Our appraisal is free and there is no obligation to sell to us.
