Residential development land wanted in Newmarket
We want to hear from owners of residential development land in Newmarket. There is nothing to pay us, and you are under no obligation.
Residential development land is any site where new homes could reasonably be built, whether it already has planning permission or not. We look at land of every size across England and Wales and give owners a straight answer on whether housing is realistic.

The residential development land that interests us around Newmarket
Sites on the edge of Newmarket or the villages nearby can be worth a conversation, especially where they are well connected by road and bus or rail. Newmarket lies about 34 miles west of Ipswich in Suffolk. We also cover Haverhill, Ely, Cambridge and the villages between them.
- Land next to or within an existing town, village or suburb
- Sites with a road frontage or a clear route to one
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Freehold land where the owner (or all the owners) can sell
Many coastal and estuary schemes contribute to recreational disturbance mitigation for protected birds, and flood risk matters along the estuaries. The A14 and A12 corridors, the Port of Felixstowe and the Ipswich area attract the most interest in larger housing land.
Before we make an offer in Newmarket
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
Suffolk has no designated Green Belt, so the main policy questions near Newmarket are usually the settlement boundary, landscape and access.
We are based in Great Barr, Birmingham, around 100 miles from Newmarket, and we travel to see sites across England and Wales.

Your questions answered
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Can an agent introduce land in Newmarket to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
How quickly can you look at a site in Newmarket?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
