Farmland and paddocks wanted in Buckinghamshire
We want to hear from owners of farmland and paddocks in Buckinghamshire. There is nothing to pay us, and you are under no obligation.
A paddock or field next to a village or town may have development potential, even if it has always been farmed. We assess how the land relates to the settlement, its access and the local plan, then explain which deal would suit.

What farmland and paddocks we want near Buckinghamshire
Buckinghamshire runs from Milton Keynes in the north, through Aylesbury and the Vale, to High Wycombe, Amersham and the Chiltern towns in the south. The southern half is largely Metropolitan Green Belt and much of it lies in the Chilterns National Landscape, so sites there tend to be small, infill or previously developed. The north and the Aylesbury area see more edge-of-town greenfield land, farmland and strategic sites promoted through plan-making.
- Fields and paddocks adjoining a town, village or suburb
- Parcels from a few acres to whole holdings
- Land put forward to a local plan or call for sites
- Farmland where the owner wants to keep farming meanwhile
The planned East West Rail route and the existing lines into Marylebone and Euston shape where growth is directed in Buckinghamshire. Village infill plots, redundant farm buildings and garden land are frequent in the rural parishes, while Milton Keynes and Aylesbury attract larger edge-of-town and regeneration sites.
What usually makes or breaks it
Relationship to the settlement
Land that reads as an extension of a place is usually more promising than isolated fields.
Farm schemes
Environmental and payment schemes may have obligations to unwind or agree.
Best and most versatile land
High-grade agricultural land can be a factor in planning decisions.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
English councils keep brownfield land registers, and some previously developed sites can be granted permission in principle, a quicker way of establishing whether housing is acceptable before technical details are settled.
Some land in Buckinghamshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Parts of Buckinghamshire fall within Chilterns National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Frequently asked in Buckinghamshire
My land is let to a tenant. Can I still sell?
Usually, yes. The type of tenancy decides how and when possession can be obtained, so we look at the agreement early.
Will I lose my farm payments?
Development land may need to leave a scheme at some point. Check your agreements and take advice; we plan timing around them where we can.
Which planning rules apply to land in Buckinghamshire?
As Buckinghamshire is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
Do I need to pay anything to have land in Buckinghamshire assessed?
No. Our appraisal is free and there is no obligation to sell to us.
