Residential development land wanted in Corby
Development Land Wanted buys residential development land in Corby and right across England and Wales. Owners and agents are both welcome.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

Residential development land we are looking for in Corby
Sites on the edge of Corby or the villages nearby can be worth a conversation, especially where they are well connected by road and bus or rail. Corby is in Northamptonshire, about 19 miles north-east of Northampton. Nearby places include Uppingham, Desborough and Kettering.
- Land next to or within an existing town, village or suburb
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
Northamptonshire is centred on Northampton, with Kettering, Corby, Wellingborough, Rushden, Daventry and Brackley and many villages in between. There is no Green Belt and no National Park or National Landscape in the county, so constraints are mostly local: flood risk in the Nene valley, landscape and heritage. Typical sites include edge-of-town fields, urban extensions, farm buildings and village infill, plus former industrial land in the towns.
Before we make an offer in Corby
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Northamptonshire has no designated Green Belt, so the main policy questions near Corby are usually the settlement boundary, landscape and access.
Though we are based in Birmingham (roughly 51 miles away), distance is no barrier: we look at land across England and Wales.

Frequently asked in Northamptonshire
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Will you tell me if you think the land is not suitable?
Yes. If we think the site has no realistic route to homes we will say so and, where we can, explain why.
Is Corby too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 51 miles from Corby, and we look at land right across England and Wales.
Can an agent introduce land in Corby to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
