Residential development land wanted in Chepstow
Development Land Wanted buys residential development land in Chepstow and right across England and Wales. Owners and agents are both welcome.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

Residential development land we are looking for in Chepstow
Sites on the edge of Chepstow or the villages nearby can be worth a conversation, especially where they are well connected by road and bus or rail. Chepstow is in Gwent, about 15 miles east of Cwmbran. Nearby places include Caldicot, Monmouth and Caerleon.
- Sites with a road frontage or a clear route to one
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Sites with or without planning permission, including land promoted in a Local Development Plan
- Single plots, small sites, medium sites and larger strategic land
Newport's adopted Local Development Plan designates a green belt between Newport and Cardiff, and Future Wales anticipates a wider green belt for south-east Wales once a regional plan sets its boundary. Newport and Cwmbran see the strongest demand, while Bannau Brycheiniog National Park and the Wye Valley National Landscape cover northern and eastern parts of the area.
What usually makes or breaks it
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
In Wales, planning decisions are guided by Planning Policy Wales and Future Wales: the National Plan 2040, with land for housing identified through each council's Local Development Plan, including candidate site stages when plans are reviewed.
Though we are based in Birmingham (roughly 71 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Can I sell part of my land and keep the rest?
Often, yes. We can look at selling an agreed area, with access and boundaries set out so the land you keep is not left landlocked.
Is Chepstow too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 71 miles from Chepstow, and we look at land right across England and Wales.
Do I need to pay anything to have land in Chepstow assessed?
No. Our appraisal is free and there is no obligation to sell to us.
