Residential development land wanted in Caerleon
Development Land Wanted buys residential development land in Caerleon and right across England and Wales. Owners and agents are both welcome.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

Is your land in Caerleon the kind we want?
Around Caerleon, the residential land that tends to work is close to existing homes, shops and transport rather than out on its own. In Gwent, Caerleon sits about 4 miles south-east of Cwmbran; Newport and Cwmbran are its nearest neighbours on our list.
- Sites with a road frontage or a clear route to one
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
Newport's adopted Local Development Plan designates a green belt between Newport and Cardiff, and Future Wales anticipates a wider green belt for south-east Wales once a regional plan sets its boundary. Newport and Cwmbran see the strongest demand, while Bannau Brycheiniog National Park and the Wye Valley National Landscape cover northern and eastern parts of the area.
What usually makes or breaks it
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Parts of Wales lie in river catchments where phosphate levels in protected rivers affect new housing, so drainage and nutrient solutions can be an early question.
Though we are based in Birmingham (roughly 79 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Is Caerleon too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 79 miles from Caerleon, and we look at land right across England and Wales.
Can an agent introduce land in Caerleon to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
