Land with planning permission wanted in Cornwall
We want to hear from owners of land with planning permission in Cornwall. There is nothing to pay us, and you are under no obligation.
A site with planning permission already has the council's approval for development, so much of the planning risk has gone. If you have consent but no plans to build, or the permission is approaching its time limit, we would like to hear from you.

Is your land in Cornwall the kind we want?
Cornwall has no Green Belt, but landscape designation is extensive: the Cornwall National Landscape covers large stretches of coast and countryside, alongside the Tamar Valley and Isles of Scilly National Landscapes. Settlements are dispersed, from Truro, Camborne, Redruth and St Austell to many small coastal and inland villages. Sites coming forward are often edge-of-settlement fields, farm buildings, former mining and china clay land, and rural exception sites for local needs.
- Outline permissions, full permissions and approved reserved matters
- Permissions that are close to their time limit to start work
- Consents with a Section 106 agreement or Community Infrastructure Levy liability
- Larger consented schemes where the owner does not want to build
Second-home and holiday-let pressure has led to principal residence policies in some Cornish neighbourhood plans, and nutrient neutrality advice has applied in the River Camel catchment. Former mining land around Camborne and Redruth needs mining risk checks, while the A30 corridor towns attract more mainstream housing growth.
Before we make an offer in Cornwall
Time limit
Permissions normally have to be started within a set period, so the date the consent expires matters a great deal.
Conditions
Pre-commencement conditions, such as drainage or ecology details, must be dealt with before work can lawfully start.
Planning obligations
Section 106 contributions, affordable housing and any Community Infrastructure Levy all affect what the land is worth to a builder.
In England, a planning permission normally has to be implemented within three years unless the council sets a different period, and councils aim to decide minor applications within eight weeks and major ones within thirteen.
The Planning and Infrastructure Act 2025 introduced Environmental Delivery Plans and a Nature Restoration Levy in England, which over time may offer an alternative to site-by-site mitigation for some environmental issues.

Your questions answered
My permission expires soon. Is it too late?
Not necessarily. Depending on the time left and the conditions, it may be possible to make a lawful start, apply again or vary the scheme. Tell us the expiry date as soon as you can.
Will the Section 106 obligations transfer to the buyer?
Planning obligations usually run with the land, so they bind whoever owns it. We review them as part of our due diligence.
Can an agent introduce land in Cornwall to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
How quickly can you look at a site in Cornwall?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
