Farmland and paddocks wanted in Surrey
If you own farmland and paddocks in or around Surrey, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
A paddock or field next to a village or town may have development potential, even if it has always been farmed. We assess how the land relates to the settlement, its access and the local plan, then explain which deal would suit.

The farmland and paddocks that interests us around Surrey
Surrey is a county of commuter towns, including Woking, Guildford, Epsom, Reigate, Redhill, Camberley, Staines-upon-Thames and Farnham, and many villages. Most of the county is Metropolitan Green Belt, and the Surrey Hills and High Weald National Landscapes cover much of the south. Previously developed land, infill plots, garden and backland sites and grey belt are therefore central to housing supply, with larger sites usually allocated through local plans.
- Parcels from a few acres to whole holdings
- Land put forward to a local plan or call for sites
- Land let on a farm business tenancy or grazing licence
- Farmland where the owner wants to keep farming meanwhile
Heathland protection in the west of the county means many schemes contribute to mitigation for the Thames Basin Heaths, and flood risk from the Thames and Mole affects riverside towns. Stations on the lines into Waterloo and Victoria matter, as English planning policy now gives weight to locations near well-connected stations.
Checks we make on farmland and paddocks in Surrey
Tenancies
Agricultural tenancies affect when vacant possession can be given; we check the type and terms.
Landscape
Protected landscapes and sensitive views limit what may be acceptable.
Best and most versatile land
High-grade agricultural land can be a factor in planning decisions.
Where an English council cannot show a five-year supply of housing land, or its Housing Delivery Test result falls below 75%, the August 2026 NPPF can give policy support to suitable housing outside settlement boundaries.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Parts of Surrey are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Parts of Surrey fall within Surrey Hills National Landscape and High Weald National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Frequently asked in Surrey
My land is let to a tenant. Can I still sell?
Usually, yes. The type of tenancy decides how and when possession can be obtained, so we look at the agreement early.
Will I lose my farm payments?
Development land may need to leave a scheme at some point. Check your agreements and take advice; we plan timing around them where we can.
How quickly can you look at a site in Surrey?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
Which planning rules apply to land in Surrey?
As Surrey is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
