Farmland and paddocks wanted in Godalming
We are actively looking for farmland and paddocks in Godalming and the surrounding area, with or without planning permission.
A paddock or field next to a village or town may have development potential, even if it has always been farmed. We assess how the land relates to the settlement, its access and the local plan, then explain which deal would suit.

What farmland and paddocks we want near Godalming
We are looking for farmland near Godalming with a realistic access, ideally land the owner has already put forward to the local plan. Godalming lies about 4 miles south-west of Guildford in Surrey. We also cover Guildford, Haslemere, Aldershot and the villages between them.
- Land with road frontage or a farm track to a road
- Parcels from a few acres to whole holdings
- Land let on a farm business tenancy or grazing licence
- Farmland where the owner wants to keep farming meanwhile
Surrey is a county of commuter towns, including Woking, Guildford, Epsom, Reigate, Redhill, Camberley, Staines-upon-Thames and Farnham, and many villages. Most of the county is Metropolitan Green Belt, and the Surrey Hills and High Weald National Landscapes cover much of the south. Previously developed land, infill plots, garden and backland sites and grey belt are therefore central to housing supply, with larger sites usually allocated through local plans.
Before we make an offer in Godalming
Relationship to the settlement
Land that reads as an extension of a place is usually more promising than isolated fields.
Farm schemes
Environmental and payment schemes may have obligations to unwind or agree.
Landscape
Protected landscapes and sensitive views limit what may be acceptable.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Parts of Surrey are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 109 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
How much land do you need?
Anything from a single paddock to larger holdings. Smaller parcels next to villages can be very suitable.
Will I lose my farm payments?
Development land may need to leave a scheme at some point. Check your agreements and take advice; we plan timing around them where we can.
Can an agent introduce land in Godalming to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Which planning rules apply to land in Godalming?
As Godalming is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
