Allocated and promoted land wanted in Birmingham
We are actively looking for allocated and promoted land in Birmingham and the surrounding area, with or without planning permission.
Land that has been allocated or put forward to the council is often the most advanced land a private owner holds. We look at the allocation policy, the evidence the council expects and the route to an application.

Allocated and promoted land we are looking for in Birmingham
We are interested in land around Birmingham at any plan stage, from a first submission to an adopted allocation. Birmingham is the main city of the West Midlands. Nearby places we also cover include Smethwick, West Bromwich and Halesowen.
- Land allocated for housing in an adopted plan
- Sites submitted to a call for sites (England) or candidate site register (Wales)
- Sites where the current promoter's agreement has ended
- Land in a neighbourhood plan allocation
The West Midlands county is a dense conurbation of Birmingham, Wolverhampton, Coventry, Solihull, Walsall, Dudley and the Black Country towns. Green Belt surrounds and separates parts of the conurbation, including the Meriden Gap between Birmingham and Coventry, so most housing comes from previously developed land: former industrial and canal-side sites, yards, garage courts and town centres. Grey belt and small fringe sites around Sutton Coldfield, Solihull and Aldridge can also come forward.
What decides whether a site in Birmingham works
Plan stage
An adopted allocation carries more weight than a draft one or a call-for-sites submission.
Allocation requirements
Allocation policies often set numbers, access, infrastructure and design expectations.
Evidence base
Councils expect technical evidence on deliverability.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
Parts of the West Midlands are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
We are based in Great Barr, Birmingham, close to Birmingham, and we buy land throughout England and Wales.

Allocated and promoted land in Birmingham: common questions
My land was under an option that expired. Can you take over?
Yes, if the earlier agreement has properly ended. We will want to see it to confirm there is no continuing exclusivity.
Do you buy part of an allocation?
Yes. Where an allocation is split between owners, we can buy or take an option on one part and work with the others.
Which planning rules apply to land in Birmingham?
As Birmingham is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
Do I need to pay anything to have land in Birmingham assessed?
No. Our appraisal is free and there is no obligation to sell to us.
