Allocated and promoted land wanted in Berkshire
Looking to sell allocated and promoted land near Berkshire? We assess every site on its merits and explain the options in plain English.
If your land is allocated in a plan, or you have submitted it to a call for sites, the council has already started considering it for development. We can buy allocated land or take it forward through promotion and an application.

Allocated and promoted land we are looking for in Berkshire
Berkshire is a string of large towns along the Thames Valley, including Reading, Slough, Bracknell, Maidenhead and Wokingham, with Newbury and smaller villages to the west. The east of the county is heavily constrained by the Metropolitan Green Belt, while the west falls partly within the North Wessex Downs National Landscape. Sites that come forward are often brownfield and town-centre land, edge-of-settlement fields and possible grey belt on the Green Belt fringe.
- Land allocated for housing in an adopted plan
- Land identified in a draft plan or housing land availability assessment
- Sites where the current promoter's agreement has ended
- Land in a neighbourhood plan allocation
The Elizabeth line, the Great Western Main Line and the M4 make many Berkshire settlements well connected, which matters under England's revised planning policy on locations near stations. Older office and commercial buildings in the larger towns, and paddocks and smallholdings on village edges, are common sources of smaller residential sites.
Before we make an offer in Berkshire
Plan stage
An adopted allocation carries more weight than a draft one or a call-for-sites submission.
Existing agreements
Land may already be under option or promotion; we check for exclusivity.
Evidence base
Councils expect technical evidence on deliverability.
Where an English council cannot show a five-year supply of housing land, or its Housing Delivery Test result falls below 75%, the August 2026 NPPF can give policy support to suitable housing outside settlement boundaries.
English councils keep brownfield land registers, and some previously developed sites can be granted permission in principle, a quicker way of establishing whether housing is acceptable before technical details are settled.
Parts of Berkshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.

Allocated and promoted land in Berkshire: common questions
Is there an equivalent of a call for sites in Wales?
Yes. Welsh councils run candidate site stages when preparing or reviewing their Local Development Plans.
My land was under an option that expired. Can you take over?
Yes, if the earlier agreement has properly ended. We will want to see it to confirm there is no continuing exclusivity.
Can an agent introduce land in Berkshire to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Do I need to pay anything to have land in Berkshire assessed?
No. Our appraisal is free and there is no obligation to sell to us.
