Allocated and promoted land wanted in Reading
If you own allocated and promoted land in or around Reading, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
If your land is allocated in a plan, or you have submitted it to a call for sites, the council has already started considering it for development. We can buy allocated land or take it forward through promotion and an application.

The allocated and promoted land that interests us around Reading
Around Reading, allocated sites and land put forward to the council are usually the furthest along, so they can often move faster than land at an earlier stage. As the county town of Berkshire, Reading anchors the area we cover here, along with Wokingham, Crowthorne and Yateley.
- Land allocated for housing in an adopted plan
- Sites submitted to a call for sites (England) or candidate site register (Wales)
- Sites where the current promoter's agreement has ended
- Parts of larger allocations owned separately
Berkshire is a string of large towns along the Thames Valley, including Reading, Slough, Bracknell, Maidenhead and Wokingham, with Newbury and smaller villages to the west. The east of the county is heavily constrained by the Metropolitan Green Belt, while the west falls partly within the North Wessex Downs National Landscape. Sites that come forward are often brownfield and town-centre land, edge-of-settlement fields and possible grey belt on the Green Belt fringe.
What decides whether a site in Reading works
Plan stage
An adopted allocation carries more weight than a draft one or a call-for-sites submission.
Existing agreements
Land may already be under option or promotion; we check for exclusivity.
Shared allocations
Where several owners hold one allocation, collaboration and equalisation matter.
Where an English council cannot show a five-year supply of housing land, or its Housing Delivery Test result falls below 75%, the August 2026 NPPF can give policy support to suitable housing outside settlement boundaries.
Though we are based in Birmingham (roughly 85 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
Is there an equivalent of a call for sites in Wales?
Yes. Welsh councils run candidate site stages when preparing or reviewing their Local Development Plans.
Do you buy part of an allocation?
Yes. Where an allocation is split between owners, we can buy or take an option on one part and work with the others.
Is Reading too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 85 miles from Reading, and we look at land right across England and Wales.
Can an agent introduce land in Reading to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
