Small sites wanted in Staffordshire
We are actively looking for small sites in Staffordshire and the surrounding area, with or without planning permission.
If your land could take a few homes rather than a few hundred, it is a small site. These plots are central to what we buy, and we can usually give a quick view on whether one is worth pursuing.

Small sites we are looking for in Staffordshire
Staffordshire includes Stoke-on-Trent and Newcastle-under-Lyme, Stafford, Burton upon Trent, Tamworth, Lichfield, Cannock and the moorland town of Leek. Green Belt surrounds the Potteries and covers the south of the county next to the West Midlands, while the Peak District National Park and Cannock Chase National Landscape are major designations. Typical sites include former pottery and colliery land, edge-of-town fields, farm buildings and village infill.
- Corner plots and side gardens with road frontage
- Garage blocks and small yards
- Plots with consent for one to nine homes
- Land within or touching a settlement boundary
Former coalfield areas around Cannock and north Staffordshire often need mining risk checks, and schemes near Cannock Chase contribute to mitigation for its protected heathland. The M6, A38 and West Coast Main Line corridors, and the High Speed 2 route, influence where growth is planned.
Checks we make on small sites in Staffordshire
Affordable housing thresholds
In England affordable housing is usually only sought on schemes of ten or more homes; in Wales many councils seek contributions from smaller sites, sometimes a single home.
BNG (England)
From 6 August 2026 non-major sites of 0.2 ha or less are generally exempt from mandatory BNG unless priority habitat is affected.
Drainage
Sustainable drainage and sewer connections can still be significant on small sites.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
The Planning and Infrastructure Act 2025 introduced Environmental Delivery Plans and a Nature Restoration Levy in England, which over time may offer an alternative to site-by-site mitigation for some environmental issues.
Parts of Staffordshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.

Questions owners in Staffordshire ask
Why do larger developers ignore small sites?
Large builders tend to focus on bigger schemes that suit their overheads. Small sites need a different approach, which is why we actively look for them.
How quickly can you give a view?
For a small site with a clear plan and photos, we can usually say quickly whether it is worth pursuing and how.
Can an agent introduce land in Staffordshire to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Which planning rules apply to land in Staffordshire?
As Staffordshire is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
