Small sites wanted in Fleet
We want to hear from owners of small sites in Fleet. There is nothing to pay us, and you are under no obligation.
A small site is usually land for fewer than ten homes, such as a corner plot, a side garden or a small field. Larger housebuilders often overlook them, but small sites are exactly the kind of land we want across England and Wales.

What small sites we want near Fleet
Small sites in and around Fleet are central to what we look for, from corner plots to the odd field on the edge of a nearby village. Fleet lies about 26 miles north-east of Winchester in Hampshire. We also cover Farnborough, Aldershot, Yateley and the villages between them.
- Corner plots and side gardens with road frontage
- Garage blocks and small yards
- Plots with consent for one to nine homes
- Land within or touching a settlement boundary
Nutrient neutrality advice has applied across much of south Hampshire because of the Solent's protected habitats, and coastal schemes contribute to recreation mitigation for overwintering birds. The M3 and M27 corridors carry most planned growth, with smaller sites in market towns such as Alton, Andover and Romsey.
What decides whether a site in Fleet works
Access
Even small sites need a safe access and parking.
BNG (England)
From 6 August 2026 non-major sites of 0.2 ha or less are generally exempt from mandatory BNG unless priority habitat is affected.
Drainage
Sustainable drainage and sewer connections can still be significant on small sites.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Though we are based in Birmingham (roughly 99 miles away), distance is no barrier: we look at land across England and Wales.

Small sites in Fleet: common questions
Do small sites need affordable housing?
In England, affordable housing is generally sought on major development of ten or more homes, though some rural areas set lower thresholds. In Wales, many Local Development Plans seek contributions from smaller sites, sometimes from a single home.
Can you buy a single building plot?
Yes. Single plots, with or without consent, are part of what we buy.
Is Fleet too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 99 miles from Fleet, and we look at land right across England and Wales.
Do I need to pay anything to have land in Fleet assessed?
No. Our appraisal is free and there is no obligation to sell to us.
