Small sites wanted in Ascot
We want to hear from owners of small sites in Ascot. There is nothing to pay us, and you are under no obligation.
A small site is usually land for fewer than ten homes, such as a corner plot, a side garden or a small field. Larger housebuilders often overlook them, but small sites are exactly the kind of land we want across England and Wales.

What small sites we want near Ascot
We want to hear about plots for a few homes anywhere around Ascot, including ones a larger builder has already turned down. Sitting about 13 miles east of Reading, Ascot is within Berkshire, with Bracknell and Egham close by.
- Garage blocks and small yards
- Plots with consent for one to nine homes
- Sites where an earlier application can be improved
- Land within or touching a settlement boundary
The Elizabeth line, the Great Western Main Line and the M4 make many Berkshire settlements well connected, which matters under England's revised planning policy on locations near stations. Older office and commercial buildings in the larger towns, and paddocks and smallholdings on village edges, are common sources of smaller residential sites.
What usually makes or breaks it
Access
Even small sites need a safe access and parking.
BNG (England)
From 6 August 2026 non-major sites of 0.2 ha or less are generally exempt from mandatory BNG unless priority habitat is affected.
Drainage
Sustainable drainage and sewer connections can still be significant on small sites.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
Some land in Berkshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
We are based in Great Barr, Birmingham, around 94 miles from Ascot, and we travel to see sites across England and Wales.

Do you buy small sites in Ascot?
Yes. We buy small sites in Ascot and throughout Berkshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Is Ascot too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 94 miles from Ascot, and we look at land right across England and Wales.
