Residential development land wanted in Elland
We are actively looking for residential development land in Elland and the surrounding area, with or without planning permission.
If a piece of land could hold new houses or flats, it counts as residential development land. That might be a paddock on the edge of a village, a yard in a town, or a field next to an existing estate. We assess each one on its own merits and say plainly what we think.

What residential development land we want near Elland
In and around Elland we are interested in land that sits naturally alongside existing streets, where new homes would read as part of the place. Elland is in West Yorkshire, about 14 miles south-west of Leeds. Nearby places include Halifax, Brighouse and Huddersfield.
- Land next to or within an existing town, village or suburb
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
West Yorkshire centres on Leeds, Bradford, Wakefield, Huddersfield and Halifax, with many mill and mining towns such as Dewsbury, Batley, Keighley, Castleford and Pontefract. Green Belt covers much of the open land between these towns, so former mill, industrial and colliery land and town-centre sites are major sources of housing land. Grey belt and smaller fringe sites on the urban edge can also come forward.
What usually makes or breaks it
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
Parts of West Yorkshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 79 miles away), distance is no barrier: we look at land across England and Wales.

Residential development land in Elland: common questions
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
Can I sell part of my land and keep the rest?
Often, yes. We can look at selling an agreed area, with access and boundaries set out so the land you keep is not left landlocked.
Which planning rules apply to land in Elland?
As Elland is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
Do I need to pay anything to have land in Elland assessed?
No. Our appraisal is free and there is no obligation to sell to us.
