Residential development land wanted in Liverpool
Development Land Wanted buys residential development land in Liverpool and right across England and Wales. Owners and agents are both welcome.
If a piece of land could hold new houses or flats, it counts as residential development land. That might be a paddock on the edge of a village, a yard in a town, or a field next to an existing estate. We assess each one on its own merits and say plainly what we think.

What residential development land we want near Liverpool
In and around Liverpool we are interested in land that sits naturally alongside existing streets, where new homes would read as part of the place. As the main city of Merseyside, Liverpool anchors the area we cover here, along with Birkenhead, Wallasey and Bootle.
- Land next to or within an existing town, village or suburb
- Sites with a road frontage or a clear route to one
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Freehold land where the owner (or all the owners) can sell
Merseyside centres on Liverpool, with Birkenhead and Wallasey across the Mersey, Southport and Formby on the coast, and towns such as St Helens, Bootle, Huyton and Kirkby. Green Belt separates many of these places and covers much of the remaining open land, so most housing comes from previously developed land, docks, former industrial estates and town-centre sites. Grey belt and small fringe sites can also come forward.
What usually makes or breaks it
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
Parts of Merseyside are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
We are based in Great Barr, Birmingham, around 74 miles from Liverpool, and we travel to see sites across England and Wales.

Frequently asked in Merseyside
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Will you tell me if you think the land is not suitable?
Yes. If we think the site has no realistic route to homes we will say so and, where we can, explain why.
Can an agent introduce land in Liverpool to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
How quickly can you look at a site in Liverpool?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
