Residential development land wanted in Tonbridge
Development Land Wanted buys residential development land in Tonbridge and right across England and Wales. Owners and agents are both welcome.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

What residential development land we want near Tonbridge
Around Tonbridge, the residential land that tends to work is close to existing homes, shops and transport rather than out on its own. Tonbridge is in Kent, about 12 miles south-west of Maidstone. Nearby places include Tunbridge Wells, Sevenoaks and Crowborough.
- Land next to or within an existing town, village or suburb
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
Kent ranges from the Medway towns, Dartford and Gravesend on the Thames to Maidstone, Ashford, Canterbury, Tunbridge Wells and the coastal towns of Margate, Ramsgate, Folkestone and Dover. West Kent is largely Metropolitan Green Belt, while the Kent Downs and High Weald National Landscapes cover much of the countryside. Sites typically include edge-of-town fields, orchards and farmland, farm buildings, infill plots and brownfield land in the towns.
Before we make an offer in Tonbridge
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
Where an English council cannot show a five-year supply of housing land, or its Housing Delivery Test result falls below 75%, the August 2026 NPPF can give policy support to suitable housing outside settlement boundaries.
Some land in Kent is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
We are based in Great Barr, Birmingham, around 132 miles from Tonbridge, and we travel to see sites across England and Wales.

Residential development land in Tonbridge: common questions
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Do you buy residential development land in Tonbridge?
Yes. We buy residential development land in Tonbridge and throughout Kent, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Do I need to pay anything to have land in Tonbridge assessed?
No. Our appraisal is free and there is no obligation to sell to us.
