Residential development land wanted in Milton Keynes
We want to hear from owners of residential development land in Milton Keynes. There is nothing to pay us, and you are under no obligation.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

The residential development land that interests us around Milton Keynes
Around Milton Keynes, the residential land that tends to work is close to existing homes, shops and transport rather than out on its own. Milton Keynes lies about 16 miles north of Aylesbury in Buckinghamshire. We also cover Newport Pagnell, Bletchley, Leighton Buzzard and the villages between them.
- Land next to or within an existing town, village or suburb
- Sites with a road frontage or a clear route to one
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
Buckinghamshire runs from Milton Keynes in the north, through Aylesbury and the Vale, to High Wycombe, Amersham and the Chiltern towns in the south. The southern half is largely Metropolitan Green Belt and much of it lies in the Chilterns National Landscape, so sites there tend to be small, infill or previously developed. The north and the Aylesbury area see more edge-of-town greenfield land, farmland and strategic sites promoted through plan-making.
What usually makes or breaks it
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
Some land in Buckinghamshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
We are based in Great Barr, Birmingham, around 60 miles from Milton Keynes, and we travel to see sites across England and Wales.

Your questions answered
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
Can I sell part of my land and keep the rest?
Often, yes. We can look at selling an agreed area, with access and boundaries set out so the land you keep is not left landlocked.
How quickly can you look at a site in Milton Keynes?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
Which planning rules apply to land in Milton Keynes?
As Milton Keynes is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
