Residential development land wanted in Newbury
Development Land Wanted buys residential development land in Newbury and right across England and Wales. Owners and agents are both welcome.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

What residential development land we want near Newbury
Sites on the edge of Newbury or the villages nearby can be worth a conversation, especially where they are well connected by road and bus or rail. In Berkshire, Newbury sits about 16 miles west of Reading; Thatcham and Tadley are its nearest neighbours on our list.
- Land next to or within an existing town, village or suburb
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
Berkshire is a string of large towns along the Thames Valley, including Reading, Slough, Bracknell, Maidenhead and Wokingham, with Newbury and smaller villages to the west. The east of the county is heavily constrained by the Metropolitan Green Belt, while the west falls partly within the North Wessex Downs National Landscape. Sites that come forward are often brownfield and town-centre land, edge-of-settlement fields and possible grey belt on the Green Belt fringe.
What decides whether a site in Newbury works
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
Parts of Berkshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
We are based in Great Barr, Birmingham, around 83 miles from Newbury, and we travel to see sites across England and Wales.

Your questions answered
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Which planning rules apply to land in Newbury?
As Newbury is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
Do I need to pay anything to have land in Newbury assessed?
No. Our appraisal is free and there is no obligation to sell to us.
