Land without planning permission wanted in Gloucestershire
If you own land without planning permission in or around Gloucestershire, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
If your land has never had planning permission, it can still be development land. We check whether housing is credible under current policy and, where it is, propose a deal that shares out the planning risk fairly.

Is your land in Gloucestershire the kind we want?
Gloucestershire, as used here, includes the Bristol fringe towns of Kingswood and Yate as well as Gloucester, Cheltenham, Stroud, Tewkesbury and Cirencester. Green Belt lies between Cheltenham and Gloucester and around the Bristol edge, while the Cotswolds, Wye Valley and Malvern Hills National Landscapes cover much of the countryside. Sites typically include edge-of-town fields, village infill, farm buildings and former employment land along the M5.
- Land the owner has put forward to a local plan or call for sites
- Plots within towns and villages that have never been built on
- Sites with a road frontage or a realistic access
- Land of any size, including single plots
Flood risk from the Severn and its tributaries is a defining constraint around Gloucester and Tewkesbury, and sites near the tidal estuary need careful assessment. The M5 corridor between Gloucester and Cheltenham, and towns with railway stations such as Stroud and Yate, attract the most housing interest.
Before we make an offer in Gloucestershire
Timescale
Getting permission can take months or years; we are honest about that from the start.
Access and highways
Without a safe access, even well-located land is unlikely to get consent.
Your involvement
You can sell now, sell subject to planning, or grant an option; each asks a different amount of you.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
English councils keep brownfield land registers, and some previously developed sites can be granted permission in principle, a quicker way of establishing whether housing is acceptable before technical details are settled.
Some land in Gloucestershire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Parts of Gloucestershire fall within Cotswolds National Landscape, Wye Valley National Landscape and Malvern Hills National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Land without planning permission in Gloucestershire: common questions
Who pays for the planning application?
On a subject-to-planning contract or an option agreement, we normally pay for the application and the reports that go with it. Under an option, agreed costs may later be deducted from the price; any deduction is capped and set out in the heads of terms.
What if planning is refused?
That depends on the deal. Under a conditional contract we can usually decide whether to appeal, re-apply or walk away; if we walk away you keep your land.
Can an agent introduce land in Gloucestershire to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Which planning rules apply to land in Gloucestershire?
As Gloucestershire is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
