Land without planning permission wanted in Essex
Looking to sell land without planning permission near Essex? We assess every site on its merits and explain the options in plain English.
Having no planning permission does not rule land out. Many good development sites start as fields or yards with no consent. We look at local policy, access and constraints, then explain the options, including deals where we take on the planning work.

What land without planning permission we want near Essex
Essex is one of the most varied counties for land, from Southend-on-Sea, Basildon, Chelmsford, Colchester and Harlow to the Tendring coast and many rural villages. Much of the south and west is Metropolitan Green Belt, where grey belt and previously developed land are key, while north-east Essex, including Colchester and the Tendring coast, has none. Typical sites include edge-of-village fields, farmyards, former employment land and coastal-town brownfield sites.
- Plots within towns and villages that have never been built on
- Land where a previous application was refused for reasons that could be overcome
- Sites with a road frontage or a realistic access
- Land of any size, including single plots
The Thames estuary, the Blackwater and the Colne bring flood risk and coastal habitat considerations, and many coastal schemes contribute to recreational disturbance mitigation for protected birds. The A12, A120 and Great Eastern Main Line corridors, and the Dedham Vale and Suffolk and Essex Coast and Heaths National Landscapes in the north, shape where growth goes.
Checks we make on land without planning permission in Essex
Who pays for planning
Applications, surveys and reports cost money; on conditional and option deals we normally pay for them up front, and any costs deducted from the price are agreed and capped.
Access and highways
Without a safe access, even well-located land is unlikely to get consent.
Your involvement
You can sell now, sell subject to planning, or grant an option; each asks a different amount of you.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
The Planning and Infrastructure Act 2025 introduced Environmental Delivery Plans and a Nature Restoration Levy in England, which over time may offer an alternative to site-by-site mitigation for some environmental issues.
Parts of Essex are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Parts of Essex fall within Dedham Vale National Landscape and Suffolk and Essex Coast and Heaths National Landscape. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Land without planning permission in Essex: common questions
Who pays for the planning application?
On a subject-to-planning contract or an option agreement, we normally pay for the application and the reports that go with it. Under an option, agreed costs may later be deducted from the price; any deduction is capped and set out in the heads of terms.
What if planning is refused?
That depends on the deal. Under a conditional contract we can usually decide whether to appeal, re-apply or walk away; if we walk away you keep your land.
Can an agent introduce land in Essex to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Do I need to pay anything to have land in Essex assessed?
No. Our appraisal is free and there is no obligation to sell to us.
