Infill plots wanted in Yate
We want to hear from owners of infill plots in Yate. There is nothing to pay us, and you are under no obligation.
An infill plot is a gap in an otherwise built-up frontage, between existing houses or buildings, where one or more new homes could fit. These small sites are often in sought-after streets and can be well suited to planning.

Infill plots we are looking for in Yate
Infill gaps in Yate's established streets can be among the easiest small sites to bring forward when the design respects the neighbours. Yate lies about 24 miles south of Gloucester in Gloucestershire. We also cover Kingswood, Keynsham, Dursley and the villages between them.
- Gaps in a street frontage between houses or other buildings
- Corner plots within built-up areas
- Small yards or garages between houses
- Land with or without an earlier planning history
Flood risk from the Severn and its tributaries is a defining constraint around Gloucester and Tewkesbury, and sites near the tidal estuary need careful assessment. The M5 corridor between Gloucester and Cheltenham, and towns with railway stations such as Stroud and Yate, attract the most housing interest.
What decides whether a site in Yate works
Character of the street
New homes need to suit the building line, height and spacing of the street.
Parking and access
A safe access and enough parking can decide small schemes.
Trees
Protected trees or trees in a conservation area can limit what fits.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
Parts of Gloucestershire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 73 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
How wide does an infill plot need to be?
There is no fixed figure; it depends on the street. A plot that allows a home similar in width to its neighbours, with space to the sides, is a good start.
Do small infill sites need biodiversity net gain?
In England, from 6 August 2026 most non-major sites of 0.2 hectares or less are exempt from mandatory BNG, unless priority habitat is affected. Wales uses a different approach.
Can an agent introduce land in Yate to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Which planning rules apply to land in Yate?
As Yate is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
