Infill plots wanted in Runcorn
Development Land Wanted buys infill plots in Runcorn and right across England and Wales. Owners and agents are both welcome.
If you own a gap between buildings on a road, it may be an infill plot. We look at how new homes would sit alongside the neighbours, how they would be reached, and whether trees or drainage affect the space.

Infill plots we are looking for in Runcorn
Infill gaps in Runcorn's established streets can be among the easiest small sites to bring forward when the design respects the neighbours. In Cheshire, Runcorn sits about 12 miles north-east of Chester; Widnes and Halewood are its nearest neighbours on our list.
- Gaps in a street frontage between houses or other buildings
- Side gardens with their own road frontage
- Small yards or garages between houses
- Land with or without an earlier planning history
Cheshire includes Chester, Warrington, the Mersey towns of Widnes, Runcorn and Ellesmere Port, the mid-Cheshire salt towns and affluent towns such as Wilmslow and Macclesfield. A large part of the north and east of the county is Green Belt, so grey belt, previously developed land and infill are important there. In the south, around Crewe and Nantwich, more edge-of-town greenfield land and farmland comes forward.
What decides whether a site in Runcorn works
Character of the street
New homes need to suit the building line, height and spacing of the street.
Neighbours' amenity
Overlooking, loss of light and outlook are the issues planners weigh most often.
Trees
Protected trees or trees in a conservation area can limit what fits.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
Parts of Cheshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Our base is in Great Barr, Birmingham, about 65 miles away, and we buy land throughout England and Wales.

Your questions answered
How wide does an infill plot need to be?
There is no fixed figure; it depends on the street. A plot that allows a home similar in width to its neighbours, with space to the sides, is a good start.
Do small infill sites need biodiversity net gain?
In England, from 6 August 2026 most non-major sites of 0.2 hectares or less are exempt from mandatory BNG, unless priority habitat is affected. Wales uses a different approach.
Is Runcorn too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 65 miles from Runcorn, and we look at land right across England and Wales.
How quickly can you look at a site in Runcorn?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
