Farmland and paddocks wanted in Crewe
We are actively looking for farmland and paddocks in Crewe and the surrounding area, with or without planning permission.
Agricultural land on the edge of a settlement is one of the main sources of new housing land. We buy and take options on farmland and paddocks, and we work around tenancies, grazing licences and farm schemes.

What farmland and paddocks we want near Crewe
We are looking for farmland near Crewe with a realistic access, ideally land the owner has already put forward to the local plan. Crewe is in Cheshire, about 20 miles east of Chester. Nearby places include Nantwich, Sandbach and Winsford.
- Fields and paddocks adjoining a town, village or suburb
- Parcels from a few acres to whole holdings
- Land put forward to a local plan or call for sites
- Land let on a farm business tenancy or grazing licence
Cheshire's eastern edge rises into the Peak District National Park, and the Dee and Mersey estuaries bring flood and habitat considerations. Former industrial and chemical land around Northwich, Winsford and Runcorn, and village sites near stations on the Crewe and Manchester lines, are typical development opportunities.
Checks we make on farmland and paddocks in Crewe
Relationship to the settlement
Land that reads as an extension of a place is usually more promising than isolated fields.
Tenancies
Agricultural tenancies affect when vacant possession can be given; we check the type and terms.
Farm schemes
Environmental and payment schemes may have obligations to unwind or agree.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
Parts of Cheshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 44 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
My land is let to a tenant. Can I still sell?
Usually, yes. The type of tenancy decides how and when possession can be obtained, so we look at the agreement early.
Will I lose my farm payments?
Development land may need to leave a scheme at some point. Check your agreements and take advice; we plan timing around them where we can.
Is Crewe too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 44 miles from Crewe, and we look at land right across England and Wales.
Can an agent introduce land in Crewe to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
