Strategic land wanted in Bath
We are actively looking for strategic land in Bath and the surrounding area, with or without planning permission.
Strategic land means sites big enough to need long-term promotion, infrastructure and often a local plan allocation. Owners typically keep the land while it is promoted and are paid when planning is secured and the land is sold.

Strategic land we are looking for in Bath
Around Bath, strategic sites tend to be the big fields between the built edge and the main roads, where a whole new neighbourhood could be planned. Bath is in Somerset, about 41 miles north-east of Taunton. Nearby places include Keynsham, Trowbridge and Kingswood.
- Land for 50 or more homes next to a town or larger village
- Sites that could form part of a local plan allocation
- Holdings where neighbouring owners may collaborate
- Sites already being considered by the council
Somerset, as used here, includes Bath, Weston-super-Mare, Portishead, Clevedon and Keynsham as well as Taunton, Yeovil, Bridgwater and Frome. Green Belt lies around Bath and Bristol in the north, and Exmoor National Park and the Mendip Hills, Quantock Hills, Blackdown Hills, Cranborne Chase and Cotswolds National Landscapes cover much of the rest. The Somerset Levels and Moors are at high flood risk, so sites on higher ground are often favoured.
What usually makes or breaks it
Local plan timing
Strategic sites usually move with the plan cycle, so we look at where the council is in its review.
Land assembly
Larger schemes often need several owners to agree a fair way to share value.
Station proximity (England)
The August 2026 NPPF gives new support to suitable development within reasonable walking distance of well-connected stations.
In England, a planning permission normally has to be implemented within three years unless the council sets a different period, and councils aim to decide minor applications within eight weeks and major ones within thirteen.
Some land in Somerset is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
We are based in Great Barr, Birmingham, around 83 miles from Bath, and we travel to see sites across England and Wales.

Your questions answered
How long does strategic land take?
Often several years, because it may need a local plan allocation and then an outline permission. We are honest about timing for each site.
Do I need to do anything while the land is promoted?
Usually very little beyond signing representations and allowing surveys. You normally keep using the land.
Is Bath too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 83 miles from Bath, and we look at land right across England and Wales.
Do I need to pay anything to have land in Bath assessed?
No. Our appraisal is free and there is no obligation to sell to us.
