Small sites wanted in Worcester
Development Land Wanted buys small sites in Worcester and right across England and Wales. Owners and agents are both welcome.
Small sites are plots for roughly one to nine homes. They are quicker to plan and build than large schemes and national policy encourages councils to bring more of them forward. We buy small sites with or without planning.

The small sites that interests us around Worcester
We want to hear about plots for a few homes anywhere around Worcester, including ones a larger builder has already turned down. As the county town of Worcestershire, Worcester anchors the area we cover here, along with Droitwich, Great Malvern and Stourport-on-Severn.
- Garage blocks and small yards
- Plots with consent for one to nine homes
- Sites where an earlier application can be improved
- Land within or touching a settlement boundary
Worcestershire includes Worcester, Redditch, Kidderminster, Bromsgrove, Droitwich, Evesham, Great Malvern and Stourport-on-Severn and many villages. Green Belt covers the north of the county next to the West Midlands conurbation, and the Malvern Hills and Cotswolds National Landscapes cover parts of the west and south. Typical sites include edge-of-town fields, farm buildings, orchards and paddocks, village infill and former industrial land in the towns.
What usually makes or breaks it
Affordable housing thresholds
In England affordable housing is usually only sought on schemes of ten or more homes; in Wales many councils seek contributions from smaller sites, sometimes a single home.
BNG (England)
From 6 August 2026 non-major sites of 0.2 ha or less are generally exempt from mandatory BNG unless priority habitat is affected.
Drainage
Sustainable drainage and sewer connections can still be significant on small sites.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Some land in Worcestershire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Though we are based in Birmingham (roughly 28 miles away), distance is no barrier: we look at land across England and Wales.
