Small sites wanted in Chippenham
Development Land Wanted buys small sites in Chippenham and right across England and Wales. Owners and agents are both welcome.
A small site is usually land for fewer than ten homes, such as a corner plot, a side garden or a small field. Larger housebuilders often overlook them, but small sites are exactly the kind of land we want across England and Wales.

The small sites that interests us around Chippenham
Small sites in and around Chippenham are central to what we look for, from corner plots to the odd field on the edge of a nearby village. Sitting about 10 miles north of Trowbridge, Chippenham is within Wiltshire, with Calne and Melksham close by.
- Corner plots and side gardens with road frontage
- Small fields or paddocks next to villages
- Plots with consent for one to nine homes
- Land within or touching a settlement boundary
Wiltshire includes Swindon, Salisbury, Trowbridge, Chippenham, Melksham, Devizes, Calne, Warminster and Westbury, with many villages and much open downland. Green Belt from the Bristol and Bath area reaches the west of the county, and the North Wessex Downs, Cranborne Chase and Cotswolds National Landscapes and part of the New Forest National Park cover large areas. Typical sites include edge-of-town fields, farm buildings, village infill and former military or industrial land.
What usually makes or breaks it
Access
Even small sites need a safe access and parking.
BNG (England)
From 6 August 2026 non-major sites of 0.2 ha or less are generally exempt from mandatory BNG unless priority habitat is affected.
Drainage
Sustainable drainage and sewer connections can still be significant on small sites.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
Some land in Wiltshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Though we are based in Birmingham (roughly 76 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
Do small sites need affordable housing?
In England, affordable housing is generally sought on major development of ten or more homes, though some rural areas set lower thresholds. In Wales, many Local Development Plans seek contributions from smaller sites, sometimes from a single home.
Can you buy a single building plot?
Yes. Single plots, with or without consent, are part of what we buy.
Do you buy small sites in Chippenham?
Yes. We buy small sites in Chippenham and throughout Wiltshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Can an agent introduce land in Chippenham to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
