Small sites wanted in Blackpool
We want to hear from owners of small sites in Blackpool. There is nothing to pay us, and you are under no obligation.
A small site is usually land for fewer than ten homes, such as a corner plot, a side garden or a small field. Larger housebuilders often overlook them, but small sites are exactly the kind of land we want across England and Wales.

Is your land in Blackpool the kind we want?
In Blackpool, small sites are often the leftover pieces: a side garden, an old garage block or a gap where a building once stood. Sitting about 15 miles west of Preston, Blackpool is within Lancashire, with Poulton-le-Fylde and Cleveleys close by.
- Corner plots and side gardens with road frontage
- Plots with consent for one to nine homes
- Sites where an earlier application can be improved
- Land within or touching a settlement boundary
Lancashire includes Preston, Blackburn, Burnley, Blackpool and Lancaster alongside the Fylde coast resorts, the East Lancashire mill towns and many rural villages. Green Belt covers much of the south and east, between the Merseyside and Greater Manchester conurbations, and smaller areas around Blackpool and Lancaster. Former mill and industrial land, edge-of-town fields and village infill are the usual sources of housing land, with grey belt now relevant on parts of the urban fringe.
What decides whether a site in Blackpool works
Design fit
A small scheme has to suit the street and the neighbours.
BNG (England)
From 6 August 2026 non-major sites of 0.2 ha or less are generally exempt from mandatory BNG unless priority habitat is affected.
Drainage
Sustainable drainage and sewer connections can still be significant on small sites.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Some land in Lancashire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
We are based in Great Barr, Birmingham, around 100 miles from Blackpool, and we travel to see sites across England and Wales.

Small sites in Blackpool: common questions
Do small sites need affordable housing?
In England, affordable housing is generally sought on major development of ten or more homes, though some rural areas set lower thresholds. In Wales, many Local Development Plans seek contributions from smaller sites, sometimes from a single home.
Can you buy a single building plot?
Yes. Single plots, with or without consent, are part of what we buy.
Which planning rules apply to land in Blackpool?
As Blackpool is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
Do I need to pay anything to have land in Blackpool assessed?
No. Our appraisal is free and there is no obligation to sell to us.
