Small sites wanted in the East Riding of Yorkshire
If you own small sites in or around the East Riding of Yorkshire, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
Small sites are plots for roughly one to nine homes. They are quicker to plan and build than large schemes and national policy encourages councils to bring more of them forward. We buy small sites with or without planning.

Small sites we are looking for in the East Riding of Yorkshire
The East Riding of Yorkshire, as used here, includes Kingston upon Hull as well as Beverley, Bridlington, Goole, Driffield and many villages across the Wolds and Holderness. There is no Green Belt, and land around the Humber estuary and in Holderness is often in high flood risk zones, which strongly influences where housing can go. Sites typically include edge-of-town and village land, farm buildings and former commercial or port-related land in Hull.
- Small fields or paddocks next to villages
- Garage blocks and small yards
- Sites where an earlier application can be improved
- Land within or touching a settlement boundary
A proposal to designate the Yorkshire Wolds as a new National Landscape was submitted to the Secretary of State in September 2026 and awaits a decision. The Holderness coast is one of the fastest-eroding in Europe, so coastal change can rule out sites, while the A63 and M62 corridor links Hull and Goole westwards.
What decides whether a site in the East Riding of Yorkshire works
Access
Even small sites need a safe access and parking.
BNG (England)
From 6 August 2026 non-major sites of 0.2 ha or less are generally exempt from mandatory BNG unless priority habitat is affected.
Drainage
Sustainable drainage and sewer connections can still be significant on small sites.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
English councils keep brownfield land registers, and some previously developed sites can be granted permission in principle, a quicker way of establishing whether housing is acceptable before technical details are settled.

Your questions answered
Do small sites need affordable housing?
In England, affordable housing is generally sought on major development of ten or more homes, though some rural areas set lower thresholds. In Wales, many Local Development Plans seek contributions from smaller sites, sometimes from a single home.
Can you buy a single building plot?
Yes. Single plots, with or without consent, are part of what we buy.
Do you buy small sites in the East Riding of Yorkshire?
Yes. We buy small sites in the East Riding of Yorkshire and throughout the East Riding of Yorkshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Can an agent introduce land in the East Riding of Yorkshire to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
