Residential development land wanted in Sunderland
We want to hear from owners of residential development land in Sunderland. There is nothing to pay us, and you are under no obligation.
If a piece of land could hold new houses or flats, it counts as residential development land. That might be a paddock on the edge of a village, a yard in a town, or a field next to an existing estate. We assess each one on its own merits and say plainly what we think.

The residential development land that interests us around Sunderland
In and around Sunderland we are interested in land that sits naturally alongside existing streets, where new homes would read as part of the place. In Tyne and Wear, Sunderland sits about 10 miles south-east of Newcastle upon Tyne; Seaham and Washington are its nearest neighbours on our list.
- Land next to or within an existing town, village or suburb
- Sites with a road frontage or a clear route to one
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
Tyne and Wear centres on Newcastle upon Tyne, Gateshead and Sunderland, with South Shields, North Shields, Tynemouth, Whitley Bay, Washington and Jarrow. Green Belt surrounds the conurbation and separates its towns, so most housing comes from previously developed land, former shipyard and industrial sites, and town-centre regeneration. Grey belt and small fringe sites around villages can also come forward.
What usually makes or breaks it
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
Parts of Tyne and Wear are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
We are based in Great Barr, Birmingham, around 164 miles from Sunderland, and we travel to see sites across England and Wales.

Your questions answered
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Will you tell me if you think the land is not suitable?
Yes. If we think the site has no realistic route to homes we will say so and, where we can, explain why.
Is Sunderland too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 164 miles from Sunderland, and we look at land right across England and Wales.
Can an agent introduce land in Sunderland to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
