Residential development land wanted in South Yorkshire
If you own residential development land in or around South Yorkshire, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

The residential development land that interests us around South Yorkshire
South Yorkshire centres on Sheffield, Rotherham, Doncaster and Barnsley, with former mining towns such as Wath-upon-Dearne, Mexborough, Maltby and Thorne. Green Belt covers much of the open land between these towns, and the Peak District National Park extends into the west of Sheffield. Former colliery, steel and industrial land, town-centre sites and edge-of-settlement fields are typical sources of housing land, with grey belt now relevant on parts of the urban fringe.
- Land next to or within an existing town, village or suburb
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
Most of the area lies on the former coalfield, so mining risk assessments are common, and flood risk from the Don, Dearne and Rother affects low-lying sites around Doncaster and Rotherham. The M1 and M18 corridors, Supertram and the rail network influence where higher-density homes are supported.
What usually makes or breaks it
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Flood risk
We check the official flood maps early; land in the highest-risk zones is rarely suitable for homes.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
Some land in South Yorkshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Parts of South Yorkshire fall within Peak District National Park. Protected landscapes carry strong policy protection, so land in or next to them needs particularly careful assessment.

Questions owners in South Yorkshire ask
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Will you tell me if you think the land is not suitable?
Yes. If we think the site has no realistic route to homes we will say so and, where we can, explain why.
Do you buy residential development land in South Yorkshire?
Yes. We buy residential development land in South Yorkshire and throughout South Yorkshire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Which planning rules apply to land in South Yorkshire?
As South Yorkshire is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
