Residential development land wanted in Lancaster
We want to hear from owners of residential development land in Lancaster. There is nothing to pay us, and you are under no obligation.
If a piece of land could hold new houses or flats, it counts as residential development land. That might be a paddock on the edge of a village, a yard in a town, or a field next to an existing estate. We assess each one on its own merits and say plainly what we think.

Is your land in Lancaster the kind we want?
In and around Lancaster we are interested in land that sits naturally alongside existing streets, where new homes would read as part of the place. In Lancashire, Lancaster sits about 20 miles north of Preston; Morecambe and Heysham are its nearest neighbours on our list.
- Land next to or within an existing town, village or suburb
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
The Forest of Bowland and Arnside and Silverdale National Landscapes and a small part of the Yorkshire Dales National Park cover the rural north and east. Flood risk on the Fylde coast, the Ribble and the Lune shapes many sites, and the M6, M55 and M65 corridors link the main towns.
Before we make an offer in Lancaster
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
Some land in Lancashire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Though we are based in Birmingham (roughly 110 miles away), distance is no barrier: we look at land across England and Wales.

Your questions answered
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
Can I sell part of my land and keep the rest?
Often, yes. We can look at selling an agreed area, with access and boundaries set out so the land you keep is not left landlocked.
Do you buy residential development land in Lancaster?
Yes. We buy residential development land in Lancaster and throughout Lancashire, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Can an agent introduce land in Lancaster to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
