Residential development land wanted in Havant
We want to hear from owners of residential development land in Havant. There is nothing to pay us, and you are under no obligation.
If a piece of land could hold new houses or flats, it counts as residential development land. That might be a paddock on the edge of a village, a yard in a town, or a field next to an existing estate. We assess each one on its own merits and say plainly what we think.

What residential development land we want near Havant
Around Havant, the residential land that tends to work is close to existing homes, shops and transport rather than out on its own. Havant is in Hampshire, about 20 miles south-east of Winchester. Nearby places include Emsworth, Waterlooville and Hayling Island.
- Sites with a road frontage or a clear route to one
- Sites with or without planning permission, including land promoted in a local plan
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
Hampshire includes the cities of Southampton, Portsmouth and Winchester, the north Hampshire towns of Basingstoke, Farnborough, Aldershot and Fleet, and a large rural area. The New Forest and South Downs National Parks, several National Landscapes and Green Belt on the Dorset border in the south-west all constrain land. Typical sites include edge-of-town fields, farm buildings, infill plots and urban brownfield land.
What decides whether a site in Havant works
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Development plan position
Whether the council has an up-to-date plan shapes how applications are judged; in England, housing land supply also matters.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
Some land in Hampshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.

Your questions answered
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
How small a site do you consider?
We look at single building plots as well as larger sites. Small sites can be very worthwhile, particularly infill land within towns and villages.
Is Havant too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 123 miles from Havant, and we look at land right across England and Wales.
Can an agent introduce land in Havant to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
