Residential development land wanted in Windsor
If you own residential development land in or around Windsor, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
Residential development land means a site with a credible route to new homes. Planning permission is not essential: much of the land we want has none yet. What matters is location, access and whether local policy could support housing in the next few years.

Residential development land we are looking for in Windsor
In and around Windsor we are interested in land that sits naturally alongside existing streets, where new homes would read as part of the place. Sitting about 16 miles east of Reading, Windsor is within Berkshire, with Slough and Egham close by.
- Sites with a road frontage or a clear route to one
- Land outside the highest flood risk zones, or where flood risk only affects part of the site
- Single plots, small sites, medium sites and larger strategic land
- Freehold land where the owner (or all the owners) can sell
Berkshire is a string of large towns along the Thames Valley, including Reading, Slough, Bracknell, Maidenhead and Wokingham, with Newbury and smaller villages to the west. The east of the county is heavily constrained by the Metropolitan Green Belt, while the west falls partly within the North Wessex Downs National Landscape. Sites that come forward are often brownfield and town-centre land, edge-of-settlement fields and possible grey belt on the Green Belt fringe.
Before we make an offer in Windsor
Settlement boundary
Land inside or touching a defined settlement usually has a clearer policy route than isolated land.
Access
A safe vehicle access with adequate visibility is often the single biggest make-or-break item.
Utilities and drainage
Foul and surface water drainage, and power capacity, affect cost and timing more than most owners expect.
In England, a planning permission normally has to be implemented within three years unless the council sets a different period, and councils aim to decide minor applications within eight weeks and major ones within thirteen.
Some land in Berkshire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
Though we are based in Birmingham (roughly 92 miles away), distance is no barrier: we look at land across England and Wales.

Questions owners in Windsor ask
Does my land need planning permission before you will look at it?
No. Most residential land we are asked about has no planning yet. We look at policy, access and constraints and tell you whether we think a permission is realistic, and which way of selling suits the risk.
Will you tell me if you think the land is not suitable?
Yes. If we think the site has no realistic route to homes we will say so and, where we can, explain why.
Can an agent introduce land in Windsor to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Which planning rules apply to land in Windsor?
As Windsor is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
