Sites with lapsed or refused planning wanted in Lancashire
If you own sites with lapsed or refused planning in or around Lancashire, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
Land with a lapsed consent or a refusal is not a dead end. We read the decision, the officer's report and any appeal history to judge whether a fresh approach could work.

Is your land in Lancashire the kind we want?
Lancashire includes Preston, Blackburn, Burnley, Blackpool and Lancaster alongside the Fylde coast resorts, the East Lancashire mill towns and many rural villages. Green Belt covers much of the south and east, between the Merseyside and Greater Manchester conurbations, and smaller areas around Blackpool and Lancaster. Former mill and industrial land, edge-of-town fields and village infill are the usual sources of housing land, with grey belt now relevant on parts of the urban fringe.
- Sites where planning permission has expired
- Land refused for design, access or technical reasons
- Withdrawn applications
- Plots where policy has changed since the last decision
The Forest of Bowland and Arnside and Silverdale National Landscapes and a small part of the Yorkshire Dales National Park cover the rural north and east. Flood risk on the Fylde coast, the Ribble and the Lune shapes many sites, and the M6, M55 and M65 corridors link the main towns.
Before we make an offer in Lancashire
Reasons for refusal
The wording of each reason tells us what would need to change.
Appeal history
An inspector's decision carries weight in future applications.
Time since decision
The longer ago the decision, the more the context may have changed.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
In England, a planning permission normally has to be implemented within three years unless the council sets a different period, and councils aim to decide minor applications within eight weeks and major ones within thirteen.
Some land in Lancashire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.

Sites with lapsed or refused planning in Lancashire: common questions
Does a refusal make the land worth less?
It can affect value, but often the reasons can be addressed. Policy may also have changed since the decision.
My permission lapsed years ago. Is it still relevant?
Yes. An old permission shows the principle was once accepted, though current policy now applies.
Can an agent introduce land in Lancashire to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Do I need to pay anything to have land in Lancashire assessed?
No. Our appraisal is free and there is no obligation to sell to us.
