Land without planning permission wanted in Lancaster
Development Land Wanted buys land without planning permission in Lancaster and right across England and Wales. Owners and agents are both welcome.
Having no planning permission does not rule land out. Many good development sites start as fields or yards with no consent. We look at local policy, access and constraints, then explain the options, including deals where we take on the planning work.

Is your land in Lancaster the kind we want?
Near Lancaster, land without planning is worth discussing where it adjoins existing homes or has been put forward to the council's plan. Lancaster lies about 20 miles north of Preston in Lancashire. We also cover Morecambe, Heysham, Fleetwood and the villages between them.
- Fields and paddocks next to existing settlements
- Land the owner has put forward to a local plan or call for sites
- Plots within towns and villages that have never been built on
- Sites with a road frontage or a realistic access
The Forest of Bowland and Arnside and Silverdale National Landscapes and a small part of the Yorkshire Dales National Park cover the rural north and east. Flood risk on the Fylde coast, the Ribble and the Lune shapes many sites, and the M6, M55 and M65 corridors link the main towns.
What usually makes or breaks it
Who pays for planning
Applications, surveys and reports cost money; on conditional and option deals we normally pay for them up front, and any costs deducted from the price are agreed and capped.
Timescale
Getting permission can take months or years; we are honest about that from the start.
Access and highways
Without a safe access, even well-located land is unlikely to get consent.
Where an English council cannot show a five-year supply of housing land, or its Housing Delivery Test result falls below 75%, the August 2026 NPPF can give policy support to suitable housing outside settlement boundaries.
Some land in Lancashire is designated Green Belt. If your land is within it, it may still qualify as grey belt or previously developed land under national policy, subject to the Golden Rules.
We are based in Great Barr, Birmingham, around 110 miles from Lancaster, and we travel to see sites across England and Wales.

Your questions answered
Can I keep using the land while planning is sought?
Usually, yes. Farming, grazing or other current uses can generally continue until completion, subject to what we agree.
Do you buy land with no planning outright?
Sometimes. If we are confident about the planning route we can buy outright, which gives you certainty sooner but reflects the risk we take on.
Can an agent introduce land in Lancaster to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Do I need to pay anything to have land in Lancaster assessed?
No. Our appraisal is free and there is no obligation to sell to us.
