Infill plots wanted in Sheffield
We want to hear from owners of infill plots in Sheffield. There is nothing to pay us, and you are under no obligation.
Infill plots fill a gap in an existing street. They are usually small, but because they sit within built-up areas the planning case can be good. We buy infill land across England and Wales, with or without consent.

Is your land in Sheffield the kind we want?
We look for infill plots across Sheffield and the surrounding villages, particularly where there is room for parking off the road. Sheffield is the main city of South Yorkshire. Nearby places we also cover include Rotherham, Dronfield and Chapeltown.
- Side gardens with their own road frontage
- Corner plots within built-up areas
- Small yards or garages between houses
- Plots large enough for one or more homes with parking
South Yorkshire centres on Sheffield, Rotherham, Doncaster and Barnsley, with former mining towns such as Wath-upon-Dearne, Mexborough, Maltby and Thorne. Green Belt covers much of the open land between these towns, and the Peak District National Park extends into the west of Sheffield. Former colliery, steel and industrial land, town-centre sites and edge-of-settlement fields are typical sources of housing land, with grey belt now relevant on parts of the urban fringe.

Infill plots in Sheffield: common questions
How wide does an infill plot need to be?
There is no fixed figure; it depends on the street. A plot that allows a home similar in width to its neighbours, with space to the sides, is a good start.
Do small infill sites need biodiversity net gain?
In England, from 6 August 2026 most non-major sites of 0.2 hectares or less are exempt from mandatory BNG, unless priority habitat is affected. Wales uses a different approach.
Can an agent introduce land in Sheffield to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
Do I need to pay anything to have land in Sheffield assessed?
No. Our appraisal is free and there is no obligation to sell to us.
