Infill plots wanted in Leicestershire
We are actively looking for infill plots in Leicestershire and the surrounding area, with or without planning permission.
If you own a gap between buildings on a road, it may be an infill plot. We look at how new homes would sit alongside the neighbours, how they would be reached, and whether trees or drainage affect the space.

What infill plots we want near Leicestershire
Leicestershire surrounds the city of Leicester and includes Loughborough, Hinckley, Coalville, Melton Mowbray and Market Harborough, plus many villages. There is no Green Belt, although local plans use green wedges and areas of separation to keep settlements apart. Typical sites include edge-of-town and village fields, farm buildings, infill plots and former industrial land around Coalville and the north-west of the county.
- Side gardens with their own road frontage
- Corner plots within built-up areas
- Plots large enough for one or more homes with parking
- Land with or without an earlier planning history
The M1, M69 and Midland Main Line corridors carry most growth, with urban extensions around Leicester and Loughborough. In the north-west, nutrient advice for the River Mease has affected schemes, and much of the area near Coalville is former coalfield, so mining risk checks can apply.
What decides whether a site in Leicestershire works
Character of the street
New homes need to suit the building line, height and spacing of the street.
Neighbours' amenity
Overlooking, loss of light and outlook are the issues planners weigh most often.
Trees
Protected trees or trees in a conservation area can limit what fits.
Since 6 August 2026, non-major development on sites of 0.2 hectares or less in England has generally been exempt from mandatory biodiversity net gain, unless priority habitat is affected. That makes many small sites simpler to bring forward.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.

Questions owners in Leicestershire ask
Will my neighbours be consulted?
Yes. The council consults neighbours on planning applications, and their comments are considered alongside policy.
Do small infill sites need biodiversity net gain?
In England, from 6 August 2026 most non-major sites of 0.2 hectares or less are exempt from mandatory BNG, unless priority habitat is affected. Wales uses a different approach.
Which planning rules apply to land in Leicestershire?
As Leicestershire is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
Do I need to pay anything to have land in Leicestershire assessed?
No. Our appraisal is free and there is no obligation to sell to us.
