Infill plots wanted in Watford
Development Land Wanted buys infill plots in Watford and right across England and Wales. Owners and agents are both welcome.
Infill plots fill a gap in an existing street. They are usually small, but because they sit within built-up areas the planning case can be good. We buy infill land across England and Wales, with or without consent.

Infill plots we are looking for in Watford
Infill gaps in Watford's established streets can be among the easiest small sites to bring forward when the design respects the neighbours. In Hertfordshire, Watford sits about 17 miles south-west of Hertford; Bushey and Rickmansworth are its nearest neighbours on our list.
- Gaps in a street frontage between houses or other buildings
- Corner plots within built-up areas
- Small yards or garages between houses
- Plots large enough for one or more homes with parking
Hertfordshire is a county of medium-sized towns, including Watford, Hemel Hempstead, Stevenage, St Albans, Welwyn Garden City, Hatfield and Hitchin, with many villages between them. Most of the county lies within the Metropolitan Green Belt and the Chilterns National Landscape covers the west, so grey belt, previously developed land and infill sites are especially important. Larger growth is usually planned as urban extensions and new communities through local plans.
What decides whether a site in Watford works
Parking and access
A safe access and enough parking can decide small schemes.
Trees
Protected trees or trees in a conservation area can limit what fits.
Services
Connections for drainage, water and power need to be reachable.
The August 2026 NPPF supports homes within reasonable walking distance (around 800 metres) of well-connected railway stations, with minimum densities of 35 homes per hectare, or 45 near higher-frequency stations.
Parts of Hertfordshire are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Our base is in Great Barr, Birmingham, about 89 miles away, and we buy land throughout England and Wales.

Your questions answered
How wide does an infill plot need to be?
There is no fixed figure; it depends on the street. A plot that allows a home similar in width to its neighbours, with space to the sides, is a good start.
Do small infill sites need biodiversity net gain?
In England, from 6 August 2026 most non-major sites of 0.2 hectares or less are exempt from mandatory BNG, unless priority habitat is affected. Wales uses a different approach.
How quickly can you look at a site in Watford?
For most sites we can give an initial view once we have the location and a plan. Detailed checks follow if the land looks suitable.
Do I need to pay anything to have land in Watford assessed?
No. Our appraisal is free and there is no obligation to sell to us.
